Blackstanniland advise on retail acquisition
We received an instruction to advise a franchisee of Tax Assist Accountants to acquire new retail premises in Watling Street, Radlett.
- Our partner, Martin Black, met with the franchisee and gained a full understanding of their business.
- Once the client’s requirement was clear, we undertook full research into available units in the market, which included contacting landlords and tenants directly where premises were considered suitable.
- After undertaking several viewings and deciding upon the most suitable premises, we opened up negotiations in relation to acquiring suitable premises on an assignment basis.
- Based on the A1 retail use, it was necessary to bring in a planning consultant to secure change of planning use to A2 financial services. In conjunction with the negotiations with the assignor, we handled discussions with the landlord’s agent in terms of securing consent for the assignment and for the proposed alterations to the premises.
The acquisition was completed on the basis of an assignment of the existing lease, with a Deed of Variation to document the change of use to Class A2. The alterations were dealt with by formal Licence and planning consent was secured for the change of use and signage.
