The Challenge

blackstanniland were instructed to market the ground floor and basement of 193 Wardour Street on behalf of a private landlord client. This is a quirky shop with an unusual shop front that is protected by the local council. The main challenge was to find a tenant that could work with the existing shop front who would also fit in well with the local demographic.

Key Points

  • Following extensive marketing the shop was let to Tap Coffee (http://www.tapcoffee.co.uk) who have 2 other stores in London.
  • Tap Coffee took a new 10 year lease at a rent of £72,500 per annum.

The Result

Tap Coffee successfully opened in late 2012 and have recently been well received in the press for the quality of their coffee (see http://www.timeout.com/london/restaurants/tap-coffee-2). Our client in turn will benefit from having a successful small business as a tenant who have taken a new 10 year lease.
