Stafford- issued interim dilapidation notice and secured co-operation of tenant on repairs for a private landlord client
In conjunction with an ongoing rent review instruction we identified that disrepair at the subject property could prejudice our clients investment. Our instruction was therefore extended to include preparation of an interim schedule of dilapidations and ensuring the works were instigated.
- Our consultant building surveyor Huw Thomas inspected the property and prepared a detailed interim schedule of dilapidations.
- blackstanniland subsequently served a repairs notice on the tenant protecting the landlord's rights to undertake works in default of the tenant if required all in accordance with the terms of their lease.
- The attention of the tenant was secured who appointed an external consultant to represent them.
- The schedule was largely undisputed and an assurance given that works would be implemented.
The tenant is about to appoint a national contractor to implement the works which are due to start in summer 2011. blackstanniland are retained with a watching brief role to ensure the repairs are instigated to a satisfactory standard.
